215 McKinley

215 E. McKinley Road, Phoenix, AZ, 85004

Built in 2007. This is a VERY cool building. We like but don't love the location (just down the street from Matt's Big Breakfast) and almost in the shadows of downtown high rises but still a little sketchy for most folks), we LOVE the architecture, the floor plans are whimsical and fun, and the PRICES seem very reasonable.

What we don't like is that so few condos have sold. In today's market we think financial viability of a project is every bit as important, if not more so, than price, location and design. We have literally had buyers interested in spending their dough there only to get very cold feet when they realized that hardly anyone (IF anyone) is living there.

All this is really too bad because again, we really like the place.

Maybe we can put a group of urban enthusiasts together to buy a bunch of them, at a group discount of course, and thereby making the development fiscally sound?

Jay - I don't remember the bathrooms specifically as it has been at least two years since I have been inside one of the condos, but I'll take your word for it. I do remember really liking the floor plans and I really liked the lobby (although it's very simple) and the architecture in general. I will be very interested to see how things shake out. I for one am very glad 215 McKinley was built...could a better job have been done? Maybe. But does downtown benefit for it having been built? In my opinion, yes. W

Update on my info below
This is an update on the info I wrote below. This property has not (yet) gone bankrupt. Instead, they are renting the units out. Looks like mostly ASU students and downtown professionals are taking up the rents. This is really sad. As for the interiors, yes I have seen them, and I was disappointed in the quality of work. The location and exterior is great, but I get the feeling they rushed on the construction and assembly so they could hurry up and get them onto the market. No texture on the walls, and some really goofy bathroom layouts and lighting that made me wonder WTF they were thinking. A real shame.
I would not expect these units to go up for sale until a complete market recovery, which I would guess at 5 years out.

Jay - Yea, 215 McKinley was sadly a mess almost from the time it opened (very late to the market). But have you seen any of the condos? Most of them are very cool and I love the location (I know this contradicts what I wrote above but with so many new businesses in the area the location is now much better). Once they come back to market as "distressed" property some lucky condo buyers are going to be very happy.

BUSTED
This place has gone bankrupt. I hear that only one or two units out of the fourteen ever sold, but that's not a fact. The fact is that their phones are disconnected, email bouncing, and nobody is answering any questions. Expect all these units to go up on the foreclosure market here soon.

They were overpriced to insanity.
