Phoenix High Rise Condos: Century Plaza is a brand new seventeen story modern luxury high rise residential condo development in the heart of Phoenix Midtown. It's located on Central Avenue just one building south of Osborn Road. The new light rail stop at Osborn Road is truly right outside the front door, making downtown Phoenix and Tempe very accessible to Century Plaza inhabitants.

Century Plaza Phoenix was originally a high rise office tower built in 1974, and an ugly one at that. In 2005 Equus development stripped and gutted and converted it into high rise condominiums. Floor plans range from 734 square foot one bedroom flats to large 2600 square foot luxury penthouses. The developers did a nice job with the floor plans in that they are open and flow well. Most bedrooms are a good useable size, closet space in most floor plans is good, the standard interior finishes are pretty decent, and eight foot interior doors add to the spacious feel. Also, the ceiling heights are almost eleven feet and have exposed conduit and duct work to give that loft condo feel. The tower is skinned with beautiful new aqua colored glass and aluminum colored frames for a very unique and fresh look and every condo has it's own balcony with tremendous views (more on that later). We like the style a lot. NOTE: I really wish they had painted the interior ceilings and ductwork white or off-white or light gray vs the dark brown they used. A lighter color would make the ceilings seem even higher and won't show dust as much. See the ceilings in the fitness center to get an idea of what I'm talking about.

Building amenities include a large fitness center that is actually useable (so many buildings today offer no more than a few mediocre machines; just enough to advertise "fitness center"), a really wonderful large swimming pool, a beautiful lobby and main entrance, retail on the first floor, public parking on the ground level with secure resident parking on the second, third and fourth floors with a private secure resident pedestrian entrance at the second floor of the high rise tower, a high tech retinal scanner security system, concierge, and a central hot water system for the condos.

THE VIEWS!

Because the building was originally constructed thirty years ago it has less of a "set-back" meaning that it sits closer to Central Avenue than all the newer buildings in the area. So what right? Well, because the building sits closer to Central Avenue you get phenominal views up and down Central Avenue; you're not looking into other buildings because they are set back further from the street. There's no way to fully explain this with words, so you got to go check it out. But really it almost feels like you're floating above Central Avenue looking right up and down the street. I know Phoenix is tiny compared to big vertical cities like Chicago and New York but when you're standing on an upper floor looking north or south along Central Avenue it really seems like you're in a much more dense vertical city. Century Plaza has sure had it's share of construction delays. If we remember right Sales had told people to expect delivery in late 2006 but as of June 2008 it still is not finished. Best guestimates now are that upper floor condos will be delivered to their new owners within another thirty days or less.

As someone that believes in going green, public transportation, recycled materials and lifestyle living... Century Plaza is a vision that was once considered the Future and is happening now in Mid-Town Phoenix. The visionary who created this state of the art building across from the new light rail system in mid-town phoenix when condo developers in other parts of the Southwest didn't even think of recycling old building or building near public transportation, is a genius. Unfortunately the timing of the Crash of the Global economy came at the same time well intentioned buyers and developer were planning on closing... If we are to see our country raise above the ashes... and see this Phoenix rise again, it will take all the positive intentions from buyers and sellers to work together to re-build and heal the wounds that both parties have suffered. It is to everyone's benefit that the visionary's that created this incredible residential community in the heart of Phoenix be supported and congratulated for not giving-up... To see the building in the hands of it's creators so that the owners and future owners of these beautiful condos can benefit from the original vision is not only good for them but for our economy, Phoenix and our Country...

The bidding process for the note was closed last week and the "winner" will be known soon. The lender is now auctioning the asset at the end of the month. It is possible for the holder of the note to be the highest bidder and take control of the asset or another entity can win the bid for the asset by placing a higher bid than the holder of the asset in which case the lender is in a more secure position because the "value" of the asset will be higher than the amount that was paid for the note.

M&I Bank's construction loan was reduced from $70 some million to $40 some million. Word is that the developer still couldn't make the payments so now M&I is looking for a buyer for the note (which will include another discount we bet). Once the note is purchased the new owners will either rent the building out or sell the condos at a significant discount. This really stinks for the folks who bought three years ago but it really is for the best as the sooner the dust settles the sooner the condo market can recover.

I heard that this place was built on top of a sacred Indian burial ground whose spirits will haunt anyone who closes escrow here.

Other than that, you can't beat the location.
