Anyone care to comment about the area? I'm moving here from another city and was a little surprised to see a fist fight across the street and a homeless man pushing a shopping cart directly in front of this place.

Nice Owner - Thanks for all the information. I know I'm only hearing "one side of the story" but I know developers who would disclose the pending tax bill and others who would never be so "above board". I'm surprised to hear that Ed was not more transparent. But again, as you stated in a previous post, these are desparate times....yuck! I've said it before and I'll say it again, Galleries at Turney are some of the sexiest and coolest soft lofts in Phoenix. Enjoy!

Yes I did use a real estate agent and there is a signed warranty contract from Ed Gorman, but the builder said. I think that situation may be resolved now as the Registrat of Contractors is stepping in and forcing UEB to honor the warranty.

The bigger loss came from a trick with the property taxes that anyone who buys a new condo should know about. Here's how it works: Ed Gorman finished the Galleries in 2006 but my unit didn't sell until July 2009. The City doesn't assess property taxes on the unoccupied building for the first 2 years. Thus the property taxes are on the land only (around $300/yr). Then when I bought my place in July of 2009, Stuart Title did their normal title agreement and only charged Ed Gorman the estimated property taxes for 2009 which they based on the 2008 taxes. However nobody except Ed knew that the assessor had sent a letter in 2008 saying that the 2009 property taxes were to be $5400. So as a buyer I was only credited around $150 and then 2 months later I get a bill for $5400 from the assessor for the 2009 property taxes! I bought the place in July of 2009 but this little trick cost me around $2700. Stuart Title says I should sue Ed Gorman. Ed Gorman had his lawyer send a letter to me saying it's my fault for signing the contract and that Ed somehow didn't have a duty to disclose this...

Buyers need to know about this property tax trick and beware! Will I hope you can save others from this. All of that being said I love my house at the Galleries. There is simply nothing else like it in Arizona. We call it our "living pod" because of it's awesome design. It is very well built, better then any other development we toured - and I think we toured most of them. One of our favorite things is that there is NO PEACH, SALMON, PINK OR MAUVE anywhere in the house or complex :) It's all white, gray, rust, limestone and bamboo.

Nice Owner - I'm surprised and sorry to hear about your problems with Ed. I have always considered him to be a straight shooter but as you state, these are desperate times. Did you use a real estate agent for your purchase at Galleries at Turney? If not, I'm sure that an agent would have helped you avoid undocumented agreements for repairs. And you are right, Galleries at Turney are stunning!

I live here and truly love the place. It's design is simply stunning. There is nothing else in Arizona like it (truly).

The only caveats are dealing with the developer Ed Gorman. He's a very nice warm man but in these desperate times he has become a double-talker (promised to fix minor things like a cracked tile and then after closing he dissapeared and had his lawyer send a letter saying he never said the very things he had said even though he wrote them in an email and punchlist...), signed a home warranty and now says he won't honor it etc...).

To truly appreciate the Galleries you should drive by both during the day and at night. The two contrasting images can give you a full appreciation of what is truly a work of art.

Robert, if a townhome was available at Galleries at Turney I would expect it to rent for at least $2,500 per month. But of course if an owner were in trouble he or she may rent it for less.

Josh, you're on the best web site in Arizona for prices and info on lofts. You'll find a "For Sale" button at the top right of every community page which will give you the price of any and all condominiumss for sale at any given moment. We do not post floor plans for all the communities but we're happy to show you the actual condos.
