The bigger loss came from a trick with the property taxes that anyone who buys a new condo should know about. Here's how it works: Ed Gorman finished the Galleries in 2006 but my unit didn't sell until July 2009. The City doesn't assess property taxes on the unoccupied building for the first 2 years. Thus the property taxes are on the land only (around $300/yr). Then when I bought my place in July of 2009, Stuart Title did their normal title agreement and only charged Ed Gorman the estimated property taxes for 2009 which they based on the 2008 taxes. However nobody except Ed knew that the assessor had sent a letter in 2008 saying that the 2009 property taxes were to be $5400. So as a buyer I was only credited around $150 and then 2 months later I get a bill for $5400 from the assessor for the 2009 property taxes! I bought the place in July of 2009 but this little trick cost me around $2700. Stuart Title says I should sue Ed Gorman. Ed Gorman had his lawyer send a letter to me saying it's my fault for signing the contract and that Ed somehow didn't have a duty to disclose this...
Buyers need to know about this property tax trick and beware! Will I hope you can save others from this. All of that being said I love my house at the Galleries. There is simply nothing else like it in Arizona. We call it our "living pod" because of it's awesome design. It is very well built, better then any other development we toured - and I think we toured most of them. One of our favorite things is that there is NO PEACH, SALMON, PINK OR MAUVE anywhere in the house or complex :) It's all white, gray, rust, limestone and bamboo.
The only caveats are dealing with the developer Ed Gorman. He's a very nice warm man but in these desperate times he has become a double-talker (promised to fix minor things like a cracked tile and then after closing he dissapeared and had his lawyer send a letter saying he never said the very things he had said even though he wrote them in an email and punchlist...), signed a home warranty and now says he won't honor it etc...).
To truly appreciate the Galleries you should drive by both during the day and at night. The two contrasting images can give you a full appreciation of what is truly a work of art.
