Optima Biltmore Towers

Chicago based Optima Developers entered the Phoenix market when they announced construction of their Optima Biltmore High Rise Condominiums at the corner of 24th Street and Camelback Road. The two towers linked at the second, third and top floors, were designed by David Hovey, to maximize density while still offering views of Piestewa Peak, Camelback Mountain, and the City of Phoenix in general.
Optima Biltmore condominiums are directly across the street from the Ritz-Carlton Hotel and the Esplanade Office and Retail Complex. It's catty corner to Biltmore Fashion Square and all the fantastic restaurants and shops that that world class fashion park has to offer. Enjoy the "urban experience" of walking to Morton's, or Ruth's Chris, or Cheesecake Factory or any one of the many other restaurants, coffee shops, movie theaters, and more in the area. Optima Biltmore High Rise is also a very easy drive from the Biltmore Golf Resort, downtown Scottsdale, Paradise Valley, downtown Phoenix and the Phoenix airport.
Building amenities at Optima Biltmore include secured underground parking, a good size lofted fitness center, on-site concierge services, a rooftop pool and BBQ grill area, roof top gardens, a business center, and a "party room" overlooking the interior courtyard.
There are many floor plans to choose from at the Optima Towers at Biltmore, Phoenix. The mezzanine floor provides one, two, three and even four bedroom luxury residences. The sky garden at Optima Biltmore homes provides one, two and three bedroom configuration floor plans while the tower units also provide spacious and luxurious living spaces.
Optima Biltmore High Rise Condominiums have a lot to offer a high rise or urban enthusiast. Prices are less than the higher end buildings like Residents at 2211 or Esplanade Place high rise condominiums. However, there are a few quirky things about the Optima condominiums so be sure to call us for help. As for the negative comments regarding the HOA...
Every new resident (owner or renter) is presented with a list of the rules for living in such a densely-populated building.
Every new resident signs a form accepting the rules and the penalties for violating them. These rules are not onerous and are mostly common-sense rules to keep the community clean, safe and healthy for everyone.
The board hands out fines only for violation of the rules that the occupant accepted and signed for. In my opinion, the board is at times too lenient on punishments and should fine more aggressively.
214 units in less than a city block could mean up to 500 people living in a very limited space. Rules have to exist for the protection, comfort and well-being of ALL residents. This is not a college dormitory, frat house or vacation resort.
The HOA board is VERY dedicated to maintaining a clean, viable place for all current and future residents. They work diligently on current problems while always keeping a vision for what the building and community will need in the future.
The office staff of the HOA are the nicest and most cooperative and understanding folks you could have the pleasure of dealing with.
I have heard the complaints of many renters as they are moving out and my general observation is that they are disgruntled and feel that they did not get enough value for what they paid (rent too high). As a result, I have witnessed renters knowingly violating rules during their final days just to "get even".
Hopefully as the market adjusts, mortgages (and rents) will come down to a more reasonable level leaving fewer disgruntled renters.
Don't let disgruntled, negative people keep you from looking at the Optima Biltmore Towers. Go see the community for yourself and decide.
Pets ARE allowed, but the owner of a rental unit has the freedom to say otherwise for tenants.
Re fines: The perception of the frivolity of fines is directly related to a person's inability or unwillingness to recognize that people living in a high-density building have agreements (yes, rules) that make such a setting viable for all. Most of the fines relate to security, safety, or common area protection issues. Those who wanted a frat house environment were disappointed, and most have left.

From Jan-Jun 2009 condos sold at an average cost per square foot of $243.
Today, the condos which are "under contract" (meaning a buyer is in the process of qualifying for his/her loan and is about to close a purchase) have an average cost per square foot of $216.
It is our opinion that at low $200 per square foot prices condos at Optima Biltmore Towers make a ton of sense. Contact WeKnowUrban to learn more or to view some listings.
One could surmise that with condos actually selling at Optima Biltmore, albeit bank owned condos, that we might be nearing the bottom. We will see.
We are already seeing some condos at Optima Biltmore Towers in the low $200/sf range. Frankly, I don't expect prices to go much lower in that high rise community although there are some people who disagree with me. My reasoning is that I expect to see fewer and fewer bank owned condos (fewer foreclosures) at Optima in the near future. If so, then you can expect that we are near a bottom. Now, if the economy goes further in the toilet then anything can happen. I do believe that you will see sub-$200 per sf prices at Century Plaza in midtown Phoenix and possibly one or two other nice high rise condo buildings in Phoenix. W
