Optima Biltmore Towers

4808 N. 24th Street, Phoenix, AZ, 85016

Chicago based Optima Developers entered the Phoenix market when they announced construction of their Optima Biltmore High Rise Condominiums at the corner of 24th Street and Camelback Road. The two towers linked at the second, third and top floors, were designed by David Hovey, to maximize density while still offering views of Piestewa Peak, Camelback Mountain, and the City of Phoenix in general.

Optima Biltmore condominiums are directly across the street from the Ritz-Carlton Hotel and the Esplanade Office and Retail Complex. It's catty corner to Biltmore Fashion Square and all the fantastic restaurants and shops that that world class fashion park has to offer. Enjoy the "urban experience" of walking to Morton's, or Ruth's Chris, or Cheesecake Factory or any one of the many other restaurants, coffee shops, movie theaters, and more in the area. Optima Biltmore High Rise is also a very easy drive from the Biltmore Golf Resort, downtown Scottsdale, Paradise Valley, downtown Phoenix and the Phoenix airport.

Building amenities at Optima Biltmore include secured underground parking, a good size lofted fitness center, on-site concierge services, a rooftop pool and BBQ grill area, roof top gardens, a business center, and a "party room" overlooking the interior courtyard.

There are many floor plans to choose from at the Optima Towers at Biltmore, Phoenix. The mezzanine floor provides one, two, three and even four bedroom luxury residences. The sky garden at Optima Biltmore homes provides one, two and three bedroom configuration floor plans while the tower units also provide spacious and luxurious living spaces.

Optima Biltmore High Rise Condominiums have a lot to offer a high rise or urban enthusiast. Prices are less than the higher end buildings like Residents at 2211 or Esplanade Place high rise condominiums. However, there are a few quirky things about the Optima condominiums so be sure to call us for help. We'll steer you around some of the less desirable floor plans in the building and we can help you get that elusive second parking space.

If you would like to learn more, see floor plans or a site map, or tour the site, give us a call or shoot us an e-mail and we’ll take care of you.

Owner of WKU Realty
Vin - thanks for your comments. I live in a high rise and I'm grateful that our rules are enforced because denser living means more people and more people mean more opportunities for our lives to be adversely affected by the actions of others. Most, if not all rules, are designed to protect the rights of the non-violators. Learn the rules, abide by them, treat others respectfully and the rules won't negatively affect your life. If you don't want to follow rules then urban living is probably not for you. W

I am an owner/resident of the Optima Biltmore Towers and love it. Couldn't be happier.

As for the negative comments regarding the HOA...

Every new resident (owner or renter) is presented with a list of the rules for living in such a densely-populated building.

Every new resident signs a form accepting the rules and the penalties for violating them. These rules are not onerous and are mostly common-sense rules to keep the community clean, safe and healthy for everyone.

The board hands out fines only for violation of the rules that the occupant accepted and signed for. In my opinion, the board is at times too lenient on punishments and should fine more aggressively.

214 units in less than a city block could mean up to 500 people living in a very limited space. Rules have to exist for the protection, comfort and well-being of ALL residents. This is not a college dormitory, frat house or vacation resort.

The HOA board is VERY dedicated to maintaining a clean, viable place for all current and future residents. They work diligently on current problems while always keeping a vision for what the building and community will need in the future.

The office staff of the HOA are the nicest and most cooperative and understanding folks you could have the pleasure of dealing with.

I have heard the complaints of many renters as they are moving out and my general observation is that they are disgruntled and feel that they did not get enough value for what they paid (rent too high). As a result, I have witnessed renters knowingly violating rules during their final days just to "get even".

Hopefully as the market adjusts, mortgages (and rents) will come down to a more reasonable level leaving fewer disgruntled renters.

Don't let disgruntled, negative people keep you from looking at the Optima Biltmore Towers. Go see the community for yourself and decide.

Just checking in..just letting all prospective buyers and renters know that the HOA still sucks! Move here if you wanna feel like you are in Nazi Germany!

smiley-:-D Building is Safe, secure & quiet.

smiley-:-( No more concierge, assesments raised significantly, & dog urine is commonplace in the elevators.

Sounds like we have a new spokesman for the board!

I have owned and lived in the building since its opening. Those of us who bought to live here are generally very satisfied with the building, the location, and the management company. Speculators may have had a different take. In response to earlier posts:

Pets ARE allowed, but the owner of a rental unit has the freedom to say otherwise for tenants.

Re fines: The perception of the frivolity of fines is directly related to a person's inability or unwillingness to recognize that people living in a high-density building have agreements (yes, rules) that make such a setting viable for all. Most of the fines relate to security, safety, or common area protection issues. Those who wanted a frat house environment were disappointed, and most have left.

Worst HOA company to deal with. Frivelous fines at the whims of their employees. Buyers / renters beware.
#20 - Vince - 01/21/2011 - 14:40
Move here if you like to be constantly threatened with fines.

Are pets allowed for owners in this building?

Any pricing on the HOA's? Also do highrises appreciate more than condo or vice versa?

Biltmore Towers Update
From Jun-Dec 2008 condos were selling at an average cost per square foot of $336.

From Jan-Jun 2009 condos sold at an average cost per square foot of $243.

Today, the condos which are "under contract" (meaning a buyer is in the process of qualifying for his/her loan and is about to close a purchase) have an average cost per square foot of $216.

It is our opinion that at low $200 per square foot prices condos at Optima Biltmore Towers make a ton of sense. Contact WeKnowUrban to learn more or to view some listings.

UPDATE - As of today there are 31 condos for sale at Optima Biltmore Towers with 4 pending sale (total of 35). Of the thirty five on the market, fifteen are either bank owned or short sales. All four of the pending sales are bank owned. The bank owned and short sale condos range in price from $195-575,000 and from $182 to 376 per square foot. The non bank owned and non short sale condos range from $250k to $1.45 million and from $239 - 434 per square foot.

One could surmise that with condos actually selling at Optima Biltmore, albeit bank owned condos, that we might be nearing the bottom. We will see.

Ryan,

We are already seeing some condos at Optima Biltmore Towers in the low $200/sf range. Frankly, I don't expect prices to go much lower in that high rise community although there are some people who disagree with me. My reasoning is that I expect to see fewer and fewer bank owned condos (fewer foreclosures) at Optima in the near future. If so, then you can expect that we are near a bottom. Now, if the economy goes further in the toilet then anything can happen. I do believe that you will see sub-$200 per sf prices at Century Plaza in midtown Phoenix and possibly one or two other nice high rise condo buildings in Phoenix. W
#8 - Will Daly - 04/21/2009 - 18:14
will we see $200 per sq pretty soon? that is my price range is $200 for a 2 bdrm. let me know where we see the price per sq ft going
#7 - Ryan - 04/21/2009 - 18:05
In the calendar year 2007 resale condo prices at Optima Biltmore dropped 5.34% from 2006, 31.25% in 2008, and 14.53% so far in 2009. The good news is that prices are starting to make a lot of sense to buyers and we're seeing the good deals getting snatched up.
#6 - Will Daly - 02/15/2009 - 06:38
Of the 24 condominiums currently on the MLS for sale, ten of them are short sales or bank owned properties. Prices range from $196 per square foot to 456 with an avg of $294/sq ft. Prices range from $215 to 575,000. Word is that there are more distressed condos coming down the pipe.

Great location and views from certain floor plans and floors. Finishes are OK, floor plans are OK and tight. Heavily investor bought and is now a pretty good value.
#4 - Scott - 02/09/2009 - 08:20
great building, everything about is great (location, looks, service, great people live here, pool fitness area) but the only downfall is that some of the 2 bedroom floor plans dont flow very well. Ive lived her for 2 years now
#3 - joey - 02/06/2009 - 00:34
I love this building! Optima has a great location and amenities. The rooftop pool is very nice. Overall the building is quite and very clean. I really enjoy living here.
#2 - Mike T - 02/02/2009 - 19:50
I have to agree with Jeff. Everytime I visit Optima Camelview Village the landscaping seems more and more lush and dense. I'm anxious to see how Scottsdale Fashion Square develops over the next five years. The area is already excellent and getting better.
#1 - Will Daly - 02/01/2009 - 11:21
Very cool architecture and sizeable floor plans. The place is immaculate (every time I visit, I see landscapers or cleaners hard at work). There are more trees and plants growing on the roof than most of my friends have at their houses! Finally decided to buy here... I'm now in escrow and can't wait to live the Optima lifestyle!
