Located at the southwest corner of 9th Street and Roosevelt, Roosevelt 11 offers 11 three story row homes in a part of downtown Phoenix that is getting a lot of 'planning and development' attention.

A new zoning 'overlay' was applied to the area by the City of Phoenix which allows 'live / work' use at Roosevelt 11, and along certain areas of Roosevelt Avenue. We think it will take several years but with everything going on in Downtown Phoenix, this overlay will prove to be successful in spuring more growth in the area.

Roosevelt 11 offers three story modern townhomes with one and two bedroom floor plans ranging from 1100 to 1300 square feet, with oversized one car garages, great urban styling, all at a pretty good price. They were designed by Michael Underhill (the same architect who designed Portland 38) on behalf of Allan Gutkin and Sam Green, the developers (Gutkin is a partner in JAG Development but appears to have done this project outside of that entity). Features of Roosevelt 11 include exposed masonry walls, polished concrete floors, floor to ceiling windows on the upper floors, stainless steel appliances, euro style cabinets, 2" mosaic style bathroom tile, wood beam ceilings on the second floor, and a loft "option" with 20' ceilings.

When we first reported on Roosevelt 11 every single residence was reserved but that is no longer the case. Contact us if you want learn more about or tour these great units.

Like Portland 38, Roosevelt 11 is not real pedestrian friendly but again we think that this will change as the area continues to come together.
