In the summer of 2010, Optima Inc, the developers of Optima Camelview Village (a mid-rise condo development just north of Scottsdale Fashion Square) and Optima Biltmore Towers (a high rise condo project at 24th Street and Camelback) announced its purchase of an old building called Orchidtree Apartments for approximately $16 million dollars. Optima further declared its intentions to tear down the apartment building and to build luxury condo flats similar to those located at Optima Camelview Village on the site.

The site is located on about 9.8 acres at the southeast corner of 68th Street and Camelback right at the edge of downtown Scottsdale. Optima Inc, has since stated that it intends to build 493 condos in about 726,000 square feet to include 40,000 square feet of retail, commercial and amenity space. The project will be called Optima Sonoran Village.

Currently plans call for Optima Sonoran Village to consist of five mid-rise buildings with four of them having seven stories but the fifth having only five stories and even then terracing down to fewer stories so as to have less impact on the surrounding neighborhood. Also, expect to see about four acres (of the 9.8) to be used on the perimeter of the community as "common area" to further soften the impact on the neighborhood.

There will also be two levels of underground parking. It will be interesting to see if Optima Sonoran Village will offer a higher ratio of parking to bedrooms than its sister buildings Optima Biltmore Towers and Optima Camelview Village as both of those buildings seem to have less than ideal parking available.

Optima is hoping to begin construction on Optima Sonoran Village sometime this year and with a three year projected build time, it hopes to have the first condos ready for occupancy in 2013. Stay tuned here for more information or contact us at 480-510-8755 ext.1 for updates.

This Tuesday the Scottsdale City Council will consider whether or not to allow the zoning changes necessary for Optima Sonoran Village to be built. If approved then the developer expects to break ground/begin construction in 18 months and complete the project in three years.
