Response to Nick - I agree that the interiors of 5th Street Lofts are very nice. In fact I like the overall design very much.

I find the HOA fees to be very competitive for comparable properties throughout the Valley. Remember, smaller communities generally have much higher HOA fees per unit than larger communities....economy of scale.

Centerpoint will never be a 'comp' for 5th Street Lofts as they offer two very different types of products. SIDEBAR: I do hope that someone figures out a solution for Centerpoint before too long.

The interiors sure are nice and this type of unit has to be for the right unit. When Joseph Lewis had these listed when they were being built back in the Summer of 2005, I saw the price listing and I was appaled by the out of control asking prices. With No Pool or Amenities, I couldn't justify paying for somethine like this. After all it is Arizona, and it does get a bit Hot here, yet what person with common sense would buy one of these especially back when the market was so high. It's good to see the one bedroom valued so low now as when it was well over 400k, that was rather a joke even in the inflated market at the time. Not sure if Joe Lewis was also the Developer in addition to being the Broker who had the listing, but I emailed him a number of years back asking about the project and never got a reply. Typical A-Hole move by a Realtor. I will say about the condo itself, the interiors are beautiful and floor plans laid out well and spacious, but these 6 units jammed on the lot of what was once a house on the corner, and the lot next to it, it's too many units jammed on two lots. They should have built just those 4-5 units in the front and left the two in back off the plan and put a small pool in, but money hungry greedy developers had other ideas. The HOA is $175 and for what ...desert lanscaping like this only needs to be tended to a 3-4 times a year, there's no pool, and so is the blanket insurance really that high. All around a rip-off for the average person like me, but this type of living with no pool has to be for the right type of person I suppose who doesn't mind spending this kind of money. I still think the 3 bedroom unit is priced a bit high, but what do I know what comps are. The Dormant Centerpoint project still hasn't resumed so that can't be used for comps ...leaving just the newer condo in the neighborhood the only ones to go by. Good Luck.
