Multi-phase, $500 million dollar, 500,000 square foot, mixed use development at the north tip of Tempe Mill Avenue District by Avenue Communities.

The Tempe City Council has given the thumbs up for Avenue Communities to begin construction of Phase I of its Hayden Flour Mill project.

The first phase, although a very small portion of the overall project, will make a dramatic difference to the face of Mill Avenue and Tempe. During Phase I, the mill building (not the silos) will be restored, a new structure with approximately 35,000 square feet will be built on the west side of the property for retail and a wine bar, surface parking will be added and the trail on Hayden Butte (aka A Mountain) will be improved. Work must begin by January 2009 or else Tempe is not obligated to transfer the property to the developer.

Future phases would include a hotel, high rise condominiums, and additional retail and/or commercial space and a ton of parking.
