Developers and large investors approach us for essentially three different things; market knowledge, market analysis and sales and marketing programs. We offer all three.
Market Knowledge
We Know Urban Realty fields over 100 urban leads per week. We talk urban all day long. We show urban all day long. We know what the urban buyer and renter wants. We know what the urban owner does not like. Developers and investors want this kind of information and we got it.
Rob Macdonald of Macdonald Development approached us in 2008 for our opinions of the busted high rise condo building once known as Century Plaza (later renamed One Lexington). He and his business partner were interested in buying the building but needed to get a feel for current market conditions, potential absorption rates, pricing insight, general opinions of the building and more. We were able to offer a tremendous amount of information and Macdonald eventually bought the building and successfully sold it out.
Market Analysis
Because we focus exclusively on urban properties, and because we have been doing so for so long, we have data and perspective that other companies lack.
We recently shared historical pricing data with an investor buying a lender owned loft community in downtown Tempe. They wondered when prices would again hit the level reached during the boom. Although we have no way of knowing this for sure, we were able to build a historical pricing analysis of an urban building built during the last great real estate boom/bust which occurred in the early 1990's. We have original price sheets from 1988, tax records that have since been expunged from the real estate agent data base and of course comps from 2002 to present. No other real estate firm in the Valley has this depth of data available to them. With this data, the investor was able to project reasonable and historically realistic profit scenarios for the purchase.
Sales and Marketing
In 2006 and 2007 we managed the sales and marketing of ten condominium communities with approximately 1,000 total units and a sales staff of twelve agents. We handled all marketing and advertising for the communities, met with property owners weekly to discuss sales velocity, marketing strategies, marketing results, placement of advertising and advertising budgets, sales model layout and design, monthly sales specials, competitive analysis, and managed all closings.
Bonus - Construction Experience
In 2005, a We Know Urban Realty agent and his partners built 675 South near downtown Tempe. The timing stunk but the project was completed and eventually rented out. We Know Urban agents handled the leasing for most of the units and we look forward to better times when the units can be sold and the profit enjoyed.
