Portland Place, downtown Phoenix‘s new high-rise condo development, is within the Roosevelt Historic District, a neighborhood of homes built in the late 1800s and early 1900s.
The development has a distinctively urban look with three six- to 12-story towers featuring modern styling, spacious balconies and windows to capture the views. The brick facades and extensive landscaping, however, will serve as a transition between new and old.
Floor plans: Condominiums range from 892 to 2,879 square feet in Phase I. Phase I is a six-story tower fronted by two-story brownstone flats, with 54 units total. After Phase I is sold out, Phase II, featuring 90 units in a 10-story tower, will be started. Units will be smaller, said Feliciano Vera, one of the partners with Portland Group LLC, which is building Portland Place as a joint venture with Crescent Resources, Charlotte, N.C. Phase III will offer 126 units in a 12-story building fronted by flats.
Model highlights
Cubist, 1,441 square feet, two bedrooms, 2 ½ bathrooms.
In Phase I, all Cubist units have been sold (more will be offered in Phase III), but you can get an idea about features, kitchen design and room placement because several other plans have similar setups.
• The windows make this unit. They’re tall and they bring in lots of light, which makes the floor plan seem larger than it is. Imagine the views you’ll get of downtown Phoenix to the southeast or the Japanese Friendship Garden at Margaret T. Hance Park to the north. The building is designed so that you can add mechanical shades if you desire.
• The plan offers one large living space with private bedrooms and bathrooms. Open the balcony doors to create an even more spacious indoor-outdoor living area.
• The long island creates a kitchen that is galley in style but not in feel. This kitchen is open, not closed in like most galleys. The glass breakfast bar is an option; it gives you an informal spot for dining. It’s also ideal when entertaining because it will be the place where everyone hangs out.
For a change, drape a table runner across the width of a table instead of across the length, as shown in the dining room.
Subdivision highlights
• The development will be pedestrian-friendly, with landscaped walkways and public spaces. There will be a pool, rooftop gardens and fitness center.
• Parking is underground. Each unit comes with one space; more can be purchased.
• Build-out is expected to be in 2010.
