Artisan Village will include 10 condos with attached commercial spaces, allowing business owners to live above their shops or offices.
It will bring a more urban feel to the area, said Eric Brown, regional manager of the Artisan Collection by Engle Homes. The project will sit near the northwest corner of Chandler and Gila Springs boulevards — one of the last remaining open spaces in the area.
The housing market may be slow in outlying places, such as Maricopa, but developments built closer to urban cores are still selling well, Brown said.
“There has been a surprising strength in the infill market,” he said. “That’s partially because a lot of people refuse to drive that far out.”
Developers across the Val- ley have latched onto the mixed-use concept in recent years — building urban projects that combine residential and commercial space.
Chandler is no exception.
Construction is expected to begin this fall on a $100 million-development that would bring 342 condos, offices and shops to the Chandler Fashion Center area.
Another 40-acre project being planned near Alma School Road and Loop 202’s Santan Freeway would feature an amalgam of town homes, condos, offices and retail spaces.
Artisan’s mixed-use quality makes it a good transition project between corporate campuses, such as Intel to the east, and single-family homes in the area, city planner Kevin Mayo said.
Final plans for the project could go to the City Council for approval as early as the end of June, Mayo said.
Prices haven’t been set yet, but the condos will range in size from 1,200 square feet to roughly 1,900 square feet.
Full buildout for the project will take about 18 months to two years with some units possibly opening up by the first quarter 2008, Brown said.
