			<content:encoded><![CDATA[<p>In spite of a year-long recession, major budget cuts and layoffs at municipalities, a few developments are coming to fruition. South Shore, a mixed-use project was recently approved by the Chandler City Council, a slowly growing trend for the suburb. Scottsdale-based Nautica Development Group is excited to bring what many are calling Chandlers own “Kierland Commons.” The development could consist of up to 120 townhomes, offices, retail, restaurants and a five-story Indigo Hotel on a 43-acre site that sits on the east side of Arizona Ave between Ocotillo and Chandler Heights Blvd.</p>

<p>The developers and planners envision this project as the next great urban-living experience for Chandler. In addition to the mix of town home residences, offices and retail, the complex will feature a 1.6-acre lake as the centerpiece, fire pits, artwork, fountains, lush-landscaping and a venue for concerts. Getting city approval is the first hurdle, which in today’s market, is the easiest. Finding funding for this project in the near future will be tough, but the developers are confident that they will have enough money to start the project in early 2010, with the first phase completed in mid-2011. During the boom, getting a $150 million was not nearly as hard as getting the city to approve the project, which has quickly shifted since banks stopped lending.</p>

			<content:encoded><![CDATA[<p>San Marcos Commons broke ground on their much-needed mixed-use development in Historic Downtown Chandler Tuesday.  The 15-acre site is located on the Southwest corner of Chandler Boulevard and Arizona Avenue, across from the Performing Arts Center.  As majority of mixed-use projects today, the developer has phased it out over a long period of time.  Phase II, a $15 million addition will add 42 luxury townhomes to the current 37 units from Phase I.</p>

<p>The developer of San Marcos Commons, Desert Viking Companies has an immaculate portfolio in Historic Downtown Chandler.  They purchased several historic buildings during the turn of the millennium and beautifully rehabilitated them, leading to several awards.</p>

<p>The Commons, at build out will consist of residential townhomes, lofts over retail, entertainment and office space.  The complex has an urban, pedestrian friendly environment, similar to Kierland Commons, among other notables.  The 42 townhomes in Phase II are set to finish by next summer.  The remaining phases are on tentative schedule right now with Phase III starting in the spring and consisting of 152,000 square feet of restaurants, shops and offices.</p>
<p>The urban luxury townhomes are two or three story in height and offer four floorplans ranging from 1,300 to 2,000 square feet.  Each townhouse will have a 2-car garage, front door entry enclaves in a Spanish Colonel theme that compliments the surrounding buildings in the area.</p>

We had originally been very excited about the project because we liked the location, the design, the floor plans and the price points.  All of which mean zilch if it never gets built.  Jeff Cline, the owner of the property is reportedly working to save the deal but he has only until April 14th to do so.  We wish him the best but in today&#8217;s market we bet he has a very difficult challenge ahead of him.  Good luck Mr. Cline.</p>

Here are some photos of the progress at 123 Washington. <span class="fullpost">123 Washington is wrapping up construction and they expect all the homes to be ready for move in by Sept-Oct of 2007. There are currently 12 two story and 10 three story townhomes available.</span><br /><span class="fullpost"></span><br /><span class="fullpost">No developer wants completed homes sitting around waiting to sell so they are showing a willingness to make deals on the final close out. Prices range from the $280&#8242;s to the $330&#8242;s but incentives are being offered to the tune of $5,000 off. Each home comes with a 2 car direct access garage and a minimum of 2 bedroom and 2 baths. Not a bad deal considering this is the first project in a rapidly changing area of Chandler. Shops and dining are in walking distance as well as the Chandler Center for the Arts.</p>

<div><span class="fullpost">Across Arizona Ave. from 123 Washington, construction has picked up pace at San Marcos Commons . These townhomes expect to start delivering early in 2008 and sales are pretty good considering the current market. Prices are a little higher, starting in the $290&#8242;s and topping out in the $420&#8242;s.</span></div>

<div><span class="fullpost">All the redevelopment is part of a master plan to turn Downtown Chandler into a true city center.
