More Data Reflecting Sales in Phoenix and Scottsdale

Joseph Lee commented on a post I wrote two weeks ago, Why is Real Estate Inventory Down…Sales!, that I thought was worth sharing further.  He wrote:

Optima Plans 500 New Condos in Downtown Scottsdale

We reported previously that Optima Development had acquired the Orchid Tree apartment building at the south east corner of 68th Street and Camelback with the intention of razing it and building a mixed use condo development, presumably similar to Optima Biltmore Towers and/or Optima Camelview Village.
AzCentral.com just re-reported essentially the same thing with a few [...]

Additional Info on the Optima Purchase of Orchid Tree

My previous post on the topic stated the purchase price as being $15M.  The actual amount was closer to $16M.  Optima reportedly purchased the 278 unit apartment complex with the intent to tear it down and build upscale luxury condominiums on the 8.54 acre site.  I am very curious to know what the proposed time [...]

Optima Buys Property in Scottsdale

We just learned that Optima Development bought Orchid Tree Apartments at the south east corner of Camelback Road and 68th Street.  Optima paid approximately $15M for the property.  We haven’t heard yet what is planned.  Optima has built two residential condo communities in town, Biltmore Towers and Camelview Village but has built commercial office buildings in Chicago and [...]

Phoenix High Rise Prices vs. San Diego

Talk to Phoenix high rise developers trying to hawk their goods and they’ll tell you their prices make all the sense in the world.  If so, how come no one’s buying?  Sure the market is slow and its harder to get loans today but some people are buying but not at the brand new condominiums [...]

Optima Camelview Village Seeing Trouble

Using tax records and MLS data we see that sixteen condos at Optima Camelview Village in Scottsdale have been foreclosed upon and are now bank owned.  Of those, eleven are on the market for sale by the lender.  There is no way for us to know how many of these will ultimately go into foreclosure [...]

Optima Bank Owned and Short Sale Tour

Yesterday’s tour of bank owned and short sale condominiums (we’ll have phots from the tour posted in a couple days) for sale at Optima Biltmore Towers and Optima Camelview Village was a great success.  In general, the feedback from the sixteen tour attendees was that prices are now starting to make sense and that it [...]

W Hotel is shining, but has 30 Liens

For namesake, we wont discuss the actual W Hotel name in this blog, because they are merely the operator of the building, and do not own any part of the land or major stake with the contractors.
Nearly 30 liens have been placed on the property (W Hotel) since its September debut and the threat of [...]

What’s Going on in Urban Living

Tempe – The City of Tempe reports having the best quarter for building activity ever for the fiscal year.  This is mostly due to the new permits drawn for student housing and other construction projects along Apache Boulevard.
This week WeKnowUrban added a new link on its Tempe page that shows all foreclosure, short sale, and bank owned [...]
