Location:  Southwest corner of Arizona Ave.& Chandler Blvd. This site encompasses parts of three blocks.

Description:  San Marcos Commons at Historic Downtown Chandler is part of the gateway from the north leading into the central business district. The project is planned for mixed-use of urban-style residential townhomes, retail, restaurant and office uses with a parking structure. 

The developer for the project is Desert Viking.  The conceptual plan is to have approximately 60-70 townhomes with more than 200,000 square feet of commercial retail and office.

This project, San Marcos Commons at Historic Downtown Chandler, is a Master Plan Mixed-Use development which is located at the southwest corner of Chandler Boulevard and Arizona Avenue.  The project site of approximately 15 acres is bordered by Chandler Boulevard on the north, Arizona Avenue on the east, Buffalo Street on the South, and Dakota Street on the west.

  • "for sale" townhomes

  • vertical mixed-use with ground floor retail and loft units above

  • a variety of 2 and 3 story retail and office spaces

  • a multi-level parking structure

The Villas
The Master Plan is comprised of four phases with Phase I focusing on the Villas at San Marcos Commons.  The Villas at San Marcos Commons site is approximately 4 acres in size and is located at the northeast corner of Dakota and Buffalo Streets.  The Townhomes will be two or three story in height throughout; approximately 79 dwelling units total and configured in two to five units per building.  Four unit plans will vary in size from 1,300 to 2,000 square feet.  All units will be provided with a rear loading two car garage, two or three bedrooms, and two and a half to three bathrooms.

  • a variety of window configurations

  • window/planter ledges

  • entry portals with sculpted brims

  • thematic shutters and balconies

  • stucco layering and scalloped details

The Villas front on Buffalo and Dakota Streets providing an advantageous and appropriate interface with the San Marcos Resort and Golf Course.  Although the interior streets of the townhome development will be private, the community is not gated in order to encourage interaction with the variety of Historic Downtown Chandler activities (Downtown Chandler Business District, Performing Arts Center, San Marcos Resort and Golf Course, City of Chandler Civic Complex, Chandler High School, etc.)  A centrally located common area includes a swimming pool, barbecue area, landscaped green spaces, and guest parking.  Units will have individual outdoor patios and/or courtyard areas.  Lower roof lines along with balconies and building projections will break the 2 story building elevations.  The front doors are physically separated and protected in their own entry enclaves to provide an individualized entry experience.

Convenience is the key. San Marcos Commons is located only 1 mile from the Loop 202 San Tan Freeway and 3 miles from the Loop 101 Pima Freeway. Residents will also benefit from the variety of interesting shops, galleries and restaurants that will soon be the heart of San Marcos Commons or perhaps enjoy a leisurely stroll to nearby Chandler Center for Performing Arts, Chandler Library, Town Hall, Chamber of Commerce, Western International University or A.J. Chandler Park. Next door, The San Marcos Resort and Golf Course has been a favorite resort destination of notable American celebrities since 1913 and offers Arizona’s first golf course.
