Proposed Project Adjacent to Skysong

Developer proposes shopping, housing, office project at SkySong-adjacent
site.
News: developer has filed plans to redevelop an entire south
Scottsdale city block adjacent to SkySong by creating an urban,
mixed-use project of residences, shops, offices and restaurants.
PDG America plans to demolish the existing — and nearly abandoned —
Los Arcos Crossing shopping center on McDowell Road, between 74th
Street and Miller Road, and create a privately funded, mixed-use
project that could include a rebuilt Bashas’, according to an
application filed with the city on Friday.
PDG, a Phoenix-based shopping center developer, expects the 24-acre
site to include 120,000 square feet of retail, office and restaurant
space, an updated supermarket, about 70 two- and three-story
townhomes, and nearly 600 apartment units.
The developers are also seeking to build 5-story, or 60-foot,
apartment buildings — the same maximum height allowed at SkySong.
“Between this project and SkySong, this is going to be a springboard
for the whole neighborhood,” said Rick Sodja, PDG America chief
executive.
“You’ll see an increase in property values and a lot of interest in
the southern portion of Scottsdale.”
The exact number of buildings that could reach 60 feet was not
available, but Sodja said the tallest buildings will be in the
middle of the site with shorter ones on the property’s edge.
To the south of the property is an established neighborhood of
single-family homes.
The center is just to the east of SkySong, or the Arizona State
University Scottsdale Innovation Center. The first tenants,
including ASU, are scheduled to move into the planned high-tech
research center this fall.
Sodja said PDG is in discussion with retail tenants and local
concept restaurants, but could not release names, with the exception
of Starbucks.
Bashas’ spokeswoman Kristy Nied said the supermarket chain is in
preliminary talks for a new store on the site, but nothing is
definite at this point.
“We’re certainly interested in exploring options there,” Nied said.
The current Bashas’ store opened in May 1963.
The $150 million project also includes 3 1/2 acres of city owned
land that would be sold to PDG, but a proposed sale price has not
been announced.
According to the submittal, the main street that runs through the
SkySong project will connect, across 74th Street, to the Los Arcos
Crossing project, which Sodja said may later change its name.
SkySong spokeswoman Michele Irwin called the plans a great addition
to the neighborhood.
“We welcome the redevelopment of that parcel and look forward to
them being our neighbors,” Irwin said.
The pre-application is scheduled to be reviewed by city planners
later this month. No hearing dates have been announced.
If the rezoning is approved by the City Council, Sodja said he hopes
to start construction by the middle of 2008.
