DMB, the developer of the
Stacked 40's / One Scottsdale project, has put together a
team of consultants who are experts in retail marketing,
retail design, urban design, and engineering and are
beginning the process to create the master plans that were
required by the zoning approval. Initial phases of
this large project likely will be completed in late 2006 or
early 2007. Early indications are that this project
will be innovative and unique from top to bottom.
Currently the city is actively working on major capital
projects that would support the timely development of the
Stacked 40's / One Scottsdale.
The Stacked 40's / One
Scottsdale is a 140 acre property fronting on Scottsdale
Road between the Loop 101 Freeway and Thompson Peak Pkwy.
It was zoned in 2002 to provide a mix of land uses in an
urban type of setting. The mix includes around 600,000
square feet of retail, 1,000,000 square feet of offices,
1,000 residential units and around 500 hotel rooms.
The initial phases of this project should be completed in a
little over two years from now. Crossroads East:
This is around 900 acres of State Trust Lands east and south
of the Stacked 40's / One Scottsdale, between the
Princess Resort and Grayhawk and west of the city's Water
Campus. This too is approved for a mix of land uses
that would be more intense near Scottsdale Road and less
intense further to the east. The plans for this area
will be better defined once there is development interest
for this land. Since this land will be leased or sold
through a complicated auction process, little development
action is expected for at least 4 years from now.
