Developers have
submitted rezoning requests for two condominium
projects that would bring taller buildings to
the edges of downtown adjacent to neighborhoods
with single-story homes.
International Capital Partners is asking for a downtown zoning category to allow 206 condos in buildings of up to 65 feet or five stories on the current site of the Orchidtree Apartments, southeast of Scottsdale and Camelback roads. Two-story condos would be built on the southern and northeastern edges of the 10-acre property to lessen the visual impact on the adjacent homes, said zoning attorney John Berry, who represents the developer.
Berry also represents Scottsdale Canal Development LLC, which requested a rezoning to allow it to build the Waterview at Scottsdale, a hotel with 214 rooms and 192 condos.
Waterview, on 11.5 acres northeast of Camelback and 73rd Street, would include retail shops, restaurants and underground parking.
Three 72-foot hotel buildings and three 65-foot condo buildings have been proposed. The developer would build two bridges and a landscaped public path along the Arizona Canal.
Scottsdale Canal Development would also relocate a Salt River Project electrical substation to the northern edge of its property.
Plans for the two projects were submitted last week.
No dates have been set for public hearings on the projects.
